Property owners need to take whatever measures and precautions possible to ensure that their property investment is protected, and the rental team at Hillside are here to assist you do just that.
1. Tenant selection:
We will advertise your property, arrange viewings and screen applicants thoroughly to ensure that you are getting the best possible tenant.
Credit and reference checks are carried out. Should you so wish, applications will be discussed with you before a final decision is made.
2. Rent collection:
We bill the tenants each month for rent and utility usage and will collect the rent and the amount due for municipal services on your behalf. We will pay your rates and the tenants utility usage directly to the municipality, and ensure that the municipal account is kept up to date at all times.
We will deal with any municipal queries on your behalf.
Landlords receive a detailed statement from us each month reflecting all rental income and expenses.
Should a tenant default on their payments, for whatever reason, we endeavor to collect the outstanding rent with constant follow ups and implementing certain collection procedures.
Hillside Properties prides themselves on a 100% collection rate, and has, to date, never been forced to implement any legal collection procedures.
3. Pre- and post-occupation inspections
Hillside Properties will inspect the property with the tenant when they take occupation and again when they vacate.
We carry out routine inspections every 3/4 months for the duration of the lease period to ensure that everything is being maintained and kept in good order.
The quarterly inspection reports, together with photographs, if necessary, are forwarded to the Landlord, so that Landlords are kept in the loop regarding their properties at all times.
4. Managing the maintenance
Hillside Properties will take care of all the maintenance issues on behalf of the Landlord.
Maintenance work for which the Landlord is responsible is not carried out without the written authorization from the Landlord, unless in an emergency, but even then, we will try our utmost to contact the Landlord before authorizing any emergency work such as burst geysers or pipes.
5. Complaints and communication
All queries and complaints are directed to Hillside and we will address each matter on behalf of the parties concerned. This way, we not only have record of all that is discussed, but are also able to relay the needs and requirements of each party, and thereby avoid misunderstandings .
